A Mortgage Pre-approval

A pre-approved mortgage gives you an edge. Before you even go house hunting, you will know the size of your mortgage, the interest rate, and the size of your monthly mortgage payments. With your financing already mapped out, you can concentrate on finding the right home in your price range.

A pre-approved mortgage certificate is a written commitment, by a lender, that you will get a mortgage for a set amount of money, at a specific rate of interest that is guaranteed for a set period of days. The commitment is made subject to a property assessment. The service is free and without obligation.

To obtain a pre-approval, a lender evaluates your credit history, and calculates your housing and debt ratios.
Some of the things you will need to have with you the first time you meet with a lender are:

· Your personal information, including identification such as your driver's license
· Details on your job, including confirmation of salary in the form of a letter from your employer
· Your sources of income
· Information and details on all bank accounts, loans and other debts
· Proof of financial assets
· Source and amount of down payment and deposit
· Proof of source of funds for the closing costs (these are usually between 1.5% and 4% of the purchase price)

 A pre-approved mortgage also puts you in a strong bargaining position when you make an Offer to Purchase. It legitimizes you as a serious buyer, and may give you additional negotiating leverage if a seller has no other pre-approved buyers. If the seller wants to make a quick sale, you may be able to negotiate a price lower than the list price, because the seller knows that you are a serious buyer. On the other hand, if several people are bidding on the home you want, you may decide to offer to purchase at the list price, to beat out earlier offers.

Though this is a similar site to teh Public version of it mls.ca, our MLS system is is updated immediately and your MLS.ca site can have a lag of 12-72 hours for listing to be posted....which means you can miss out on those "good ones" that move fast.
The MLS offers much more information about a home then one could find anywhere else, including utilities and Real Estate taxes.
The MLS also contains the recent sale prices of homes in a specific area or community. This information will help you determine the true value of any home you may be interested in.
The MLS is updated in real time, meaning that I have access to homes the minute they’re listed. Best of all, The MLS includes many houses never promoted for sale by a lawn sign or advertised in a newspaper, giving you access to homes you may never have considered otherwise.
